Every question below has been asked by a homeowner, usually in the first conversation, usually with an apology attached. No apology is needed. This is a complicated product and it should be interrogated.

The five questions almost everyone asks first.

These sit above the categories on purpose. They are the questions that decide whether someone keeps reading at all, and making a worried person click a tab before they can read the answer is a poor way to treat them.

Will I lose my home?

No. You keep the title to your home.

The lender places a mortgage against the property, exactly as with any other mortgage. What changes is when repayment becomes due — not who owns the house. You remain responsible for property taxes, insurance, and upkeep, which is the same responsibility you already have.

What to ask

Ask for the paperwork that shows the title stays in your name, and ask what specific events would make the loan due.

Can my children still inherit the home?

Yes, and they are never handed a personal debt.

An estate generally has options: repay the balance and keep the property, or sell it and retain whatever equity remains. Because a reverse mortgage is a non-recourse loan, what is owed can never exceed what the home is worth — if the balance exceeds the value, that shortfall is the lender's loss, not your heirs'.

What to ask

Ask which option the servicer's process supports in practice, and how long the estate realistically has to decide.

What happens when my spouse passes away?

A surviving spouse on the loan can generally stay.

Where both spouses are borrowers, the loan continues on the same terms for the survivor. Protections also exist for certain non-borrowing spouses, but the rules here are specific and depend on how the loan was written — this is one of the few places where getting the detail wrong would be serious.

What to ask

Ask, in writing, exactly how your spouse would be treated if they are not a borrower on the loan — and have the answer put in front of an attorney if there is any ambiguity.

Will I owe more than my home is worth?

No — the loan cannot exceed the value of the home.

This is the strongest protection in the product. A reverse mortgage is non-recourse, which means the lender's recovery is limited to the property. It is also why the balance growing over time is a real trade-off rather than a trap: the growth stops mattering at the point it meets the home's value.

What to ask

Ask for the non-recourse provision in the loan documents and have it pointed out to you directly.

Can I be forced to move?

Not while you live in the home and keep up the obligations.

The loan becomes due when the last borrower permanently leaves the home — which includes a move to long-term care. It does not come due simply because time has passed or because the balance has grown. Failure to pay property taxes, insurance, or maintain the property can trigger it, which is why some homeowners set money aside within the loan for exactly those costs.

Ask what happens if you need to move into care, and how the servicer defines "permanently leaves".
